House design for Karachi plots
Most Karachi houses are built on plots of 120, 240, 400, 500 or 1,000 square yards, often on narrow frontages with neighbours on three sides. Good residential architecture here is about making every square foot work: placing the stair so it also brings light into the middle of the house, zoning guest and family areas, fitting parking without sacrificing the ground floor, and planning floors that can work as independent portions when families grow.
We design custom family homes, bungalows and villas, houses with separate portions for married children or rental income, and extensions to existing homes. Every project starts from your brief and your plot rather than a catalogue plan. Our guides to 120, 240 and 500 square-yard houses show how plot size shapes the design.
Designed for Karachi's climate
A house in Karachi has to deal with intense sun, humidity, salt air near the coast and short, heavy monsoon downpours — and stay livable during power cuts. We orient rooms and openings to catch the south-westerly sea breeze, keep large glazing off the west, insulate and shade the roof, and specify materials and details that resist corrosion and seepage. These decisions cost little at the design stage and pay back every summer. Read more in designing a home for Karachi's climate.
Approvals handled properly
Who approves your drawings depends on where the plot is: the Sindh Building Control Authority across most of the city, the DHA and Clifton Cantonment Board process in DHA, Bahria Town's own design approval in Bahria Town Karachi, or a cantonment board. We prepare drawings to your plot's specific rules and coordinate the submission, so approval is not a surprise at the end. See our guides to building approvals in Karachi and DHA Karachi approvals.
How design fees work
In Pakistan, architects commonly charge a percentage of the construction cost, a rate per square foot, or a fixed fee for a defined scope — there is no official rate card, and published 2026 ranges vary widely with scope. We provide a clear fixed fee proposal once we understand your plot and the stages you need. Our architect fees guide explains what a full service should include, and the construction cost calculator gives an early sense of the overall budget.
