A common misconception is that the architect draws a plan and the contractor builds it. In reality, a full architectural service involves hundreds of hours of design, coordination, documentation, and construction oversight spread across 18–36 months.
Fee Structures
Architectural fees in Pakistan are typically structured in one of three ways:
*Percentage of Construction Cost:* The most common structure. PCATP guidelines suggest 6–10% of the estimated construction cost for full architectural services, with the percentage varying based on project type and complexity. Residential projects at the luxury end often command 8–12% given the level of bespoke detailing required.
*Lump Sum:* For well-defined projects where scope is clear from the outset, a fixed fee agreed upfront gives both parties certainty. This works well for interior projects and smaller renovations.
*Hourly Rate:* Appropriate for consultations, feasibility studies, and partial-scope engagements. Senior architect rates in Karachi range from PKR 10,000–25,000 per hour depending on experience and firm reputation.

What Cheap Architecture Costs You
We have rebuilt projects that began with cut-price architects. In every case, the savings on fees were dwarfed by the cost of fixing problems on site: a roof that leaked because the parapet detail was never resolved, a kitchen that could not accommodate the appliances because the plan was produced without a brief, a facade that failed its permit because the drawings did not address setback requirements.
