Designing in Gulshan-e-Iqbal
Gulshan-e-Iqbal is one of Karachi's largest planned residential districts, with blocks of family houses, apartment buildings and busy commercial roads. Much of its housing stock was built decades ago, and many families now face the same choice: renovate the house they have, or rebuild it to suit how they live today — often as separate portions for different generations.
Rebuilding into portions
On mid-sized plots, rebuilding as a multi-portion house is one of the most common requests we hear. Each floor can work as an independent home with its own entrance, kitchen and living space, while sharing the plot, parking and services. Renovating older houses
Older Gulshan houses often have sound bones but tired services, seepage and dated layouts. A good renovation can transform them at lower cost than rebuilding — if the structure is assessed properly first. Approvals
Building plans in Gulshan-e-Iqbal are approved by the Sindh Building Control Authority. The process starts with verification from the land-owning agency, and the SBCA's single-window system sets target timelines for straightforward residential applications.
