Designing in North Nazimabad
North Nazimabad is one of Karachi's established residential districts, with planned blocks of family homes, parks and schools. Many of its houses were built decades ago and are now being renovated or rebuilt by the next generation — often as homes for several branches of the same family.
Multi-generation homes
Extended families are common in North Nazimabad, and the best rebuilds plan for them: separate portions or self-contained suites, a ground-floor bedroom for elderly parents, shared and private living spaces, and enough parking. See our guide to designing a house with separate portions.
Keeping cool further from the sea
North Nazimabad sits further from the coast than DHA or Clifton, so it benefits less from the sea breeze and can feel hotter. Roof insulation, shading of west-facing walls, cross-ventilation and courtyards make a noticeable difference to comfort and electricity bills. Read designing for Karachi's climate.
Renovate or rebuild?
Older houses here often have solid construction but tired services and seepage. We assess the structure before recommending renovation, extension or rebuilding, and compare the costs honestly. See renovate or rebuild? and our renovation services.
Approvals
Building plans in North Nazimabad are approved by the Sindh Building Control Authority after verification from the land-owning agency. We prepare the drawings and coordinate the submission — see building approvals in Karachi.
