Renovation budgets are harder to predict than new construction. Once walls, floors and ceilings are opened, older houses reveal problems no survey could fully see — corroded pipes, missing waterproofing, weak plaster or rusted reinforcement. That does not make renovation a gamble, but it does mean budgeting carefully.
This guide gives typical 2026 ranges for common renovation projects in Karachi, explains the hidden costs and suggests how much contingency to keep.
Bathroom renovation
Bathrooms are among the most common — and most expensive per square foot — renovation projects, because they combine plumbing, waterproofing, tiling and fittings in a small space.
Published 2026 figures for Karachi put a standard bathroom renovation at roughly Rs 250,000–700,000, and a luxury renovation at roughly Rs 900,000–1,500,000 or more. Typical components include:
- Tiles and flooring: from around Rs 100,000 for standard tiles to several hundred thousand for luxury stone
- Sanitary fittings (WC, basin, taps, shower): from around Rs 70,000 upward, rising steeply for imported brands
- Shower enclosure: from around Rs 50,000
- Vanity and storage: from around Rs 60,000
- Lighting, mirror and accessories: from around Rs 30,000
The item most often skipped — and most important — is waterproofing. Lifting the old tiles, applying a proper waterproofing membrane across the floor and up the walls, and flood-testing before re-tiling is what stops the leaks that stain ceilings below. Kitchen renovation
Published Karachi ranges for a kitchen interior — cabinets, countertop, backsplash and basic appliances integration — run roughly Rs 250,000–650,000, with premium kitchens well beyond that. The biggest variables are:
- Cabinet material and hardware — moisture-resistant boards and good hinges and runners last far longer
- Countertop — granite, quartz or other surfaces
- Extraction — a ducted hood that vents outside, which may need a new duct route
- Services — moving gas, water or drainage points adds cost, especially in apartments

Flooring
Flooring is often replaced during renovations. Published Karachi figures for supply and installation range roughly from Rs 180–280 per sq ft for standard ceramic tiles up to Rs 800–1,500 per sq ft for luxury marble, with porcelain and local marble in between. Removing old floors, levelling and disposal add to the cost.
Whole-house renovation
There is no meaningful single rate for a whole-house renovation, because the scope varies enormously — from cosmetic updates to replacing every service, curing seepage, repairing structure and redesigning the layout. A full renovation of an older house can approach the cost of finishing a new one.
Budget for these items, which are frequently underestimated:
- Structural repairs, such as treating corroded reinforcement and spalled concrete
- Waterproofing of the roof, bathrooms and underground tank
- Complete rewiring and a new distribution board
- Replacing old galvanised pipes with modern plastic piping
- Demolition and debris removal
- Temporary accommodation if the family has to move out

How much contingency?
For renovations of older houses, keep a contingency of around 15–20% of the renovation budget. Newer apartments with sound services may need less. The contingency is not a sign of poor planning — it is what keeps the project on track when hidden problems appear.
Ways to keep renovation costs under control
- Diagnose before you design. A condition survey — ideally with a structural engineer — prevents expensive surprises.
- Fix causes, not symptoms. Painting over damp or patching a pipe repeatedly costs more over time.
- Phase the work. Do the structure, services and waterproofing properly first; upgrade finishes later if needed.
- Get quotes on the same scope. Clear drawings and a specification make contractor quotes comparable.
- Avoid changing your mind on site. Late changes are the biggest driver of renovation overruns.
