The 120 square-yard plot is the starting point of home ownership for many Karachi families. It is compact — barely over a thousand square feet of land — but with careful planning it can hold a comfortable, light-filled home, often with a separate portion for another branch of the family.
This guide looks at how to make the most of a 120-yard plot, and what it costs to build in 2026.
The numbers
- Plot area: 120 square yards = 1,080 square feet, roughly 4.8 marla
- Buildable footprint: smaller than the plot once setbacks are applied — confirm your plot's exact rules
- Floors: smaller residential plots are commonly approved for up to ground plus two floors, subject to the authority's regulations for your plot
Because the footprint is small, a 120-yard house is planned vertically. Every floor must justify its stair, its light and its circulation.
The stair is everything
On a small plot, the staircase can take a significant share of each floor. Where you put it decides how every room works:
- A stair along one side keeps the remaining floor open and flexible.
- A stair at the centre with a skylight above turns circulation into a light source for the middle of the house.
- A stair with its own entrance lets upper floors work as independent portions.

Bring light into the middle
A 120-yard house usually has neighbours on both sides, so light enters only from the front and back. Without help, the middle of each floor becomes dark and stuffy. Useful strategies:
- A light well or small internal courtyard, even just a few feet wide
- A skylight over the stair
- Glazed internal partitions or high-level openings that borrow light from brighter rooms
- Ventilation shafts for bathrooms and kitchens that cannot reach an outside wall
These also let hot air rise and escape, which helps a great deal in Karachi's climate.
Plan for compact living
- Combine spaces. An open living and dining area feels far larger than two small rooms.
- Build storage into the architecture — under the stair, in wall niches and full-height wardrobes.
- Keep the kitchen efficient, with a compact L or galley layout and a proper ducted hood.
- Use the roof. A terrace adds outdoor space that the plot cannot provide.
- Choose furniture with the plan, so beds, wardrobes and sofas fit the rooms they are drawn for.

Parking and the ground floor
A car porch at the front is common on 120-yard plots, but it consumes much of the ground floor's frontage. Some families keep the ground floor for parking, entrance and a compact living area, and place the main family spaces above. Others prioritise a ground-floor bedroom for elderly parents. Both can work — the brief decides.
What does a 120-yard house cost to build?
Using published 2026 Karachi rates and assuming about 65% coverage per floor, a ground-plus-two house of around 2,100 sq ft costs roughly:
- Rs 1.3–1.5 crore at a standard finish
- Rs 1.6–2 crore at a premium finish
- Rs 2.1–2.7 crore at a luxury finish

Common mistakes
- Squeezing in too many rooms. Small, dark rooms are less useful than fewer good ones.
- Ignoring ventilation. Internal bathrooms without proper shafts lead to damp and smells.
- Building a steep, cramped stair to save space — it is used dozens of times a day for decades.
- Skipping the structural engineer's input on future floors. If you might add a floor later, design the structure for it now.
