Apartment living has grown fast in Karachi, from older buildings in Clifton and PECHS to new towers in DHA, Gulshan-e-Iqbal and along the major corridors. Many of these flats are compact, and families need them to work hard: room for guests, storage for a household's belongings, a kitchen that can handle daily cooking, and spaces that feel calm rather than cramped.
These ideas will help you get more from a small apartment.
Start with the layout
Before any finishes, look at how the space flows:
- Remove unnecessary walls between the lounge, dining and kitchen where the structure allows — always with a structural engineer's confirmation in an apartment building.
- Rethink underused rooms. A rarely used formal drawing room might work better as a family lounge with a guest bed, or a study.
- Keep circulation tight. Corridors are expensive square feet; minimise them.
- Plan furniture to scale. Oversized sofas and beds make small rooms feel smaller. Measure before you buy.
Storage, storage, storage
Clutter is the enemy of a small home. Build storage into the architecture:
- Floor-to-ceiling wardrobes use the full height of the room
- Beds with storage underneath
- Built-in TV units with closed storage
- Window seats and benches with drawers
- Overhead cabinets in passages and above doors
- A utility cupboard for the ironing board, vacuum and cleaning supplies
Closed storage with simple fronts looks calmer than open shelving.
Make it feel bigger
- Light, warm colours on walls and large surfaces, with darker accents used sparingly
- Continuous flooring through the main spaces, which makes rooms read as one larger space
- Mirrors placed to reflect light and views
- Curtains hung high and wide to make windows and ceilings feel taller
- Layered lighting — ceiling light, wall lights and lamps — so corners are not left dark
The kitchen
Apartment kitchens are often small and sometimes open to the lounge. Pakistani cooking needs proper extraction: a ducted hood that vents outside is essential, especially in an open kitchen. Use the balcony
In Karachi's climate, a balcony can be one of the most pleasant spaces in the flat for much of the year. Shade it, add a couple of comfortable seats and plants, and it becomes an extra room. Check the building's rules before enclosing or altering it.
Materials for humid conditions
- Moisture-resistant boards for kitchen and bathroom cabinets
- Good-quality hardware, especially near the sea
- Washable paints and practical fabrics
- Proper waterproofing under any new bathroom tiles — leaks into the flat below are a costly and stressful problem
Air-conditioning and services
Plan AC indoor and outdoor unit locations, drain routes and electrical capacity early, so they are neat and compliant with the building's rules. Apartments often have limited options for outdoor units.
Building management rules
Apartment buildings usually require permission from the management or association before work starts, and set rules on working hours, debris removal, use of lifts and changes to the façade, balconies, windows or structure. Read them before design begins — they shape what is possible.
