Popular modern front elevation styles in Pakistan, and how to choose facade materials, glazing and details that look good and survive Karachi's sun and salt air.

The front elevation is the face your house shows the street — and in Pakistan it is often the first thing families want to see in 3D. A good elevation is not a decorative layer applied at the end. It grows out of the plan, the plot's orientation and the climate, and it has to look good not just on handover day but after years of Karachi sun, dust, humidity and monsoon rain.

This guide looks at popular modern elevation styles and the practical choices behind a facade that lasts.

The minimal box

Clean lines, flat roofs, cantilevered volumes and a restrained palette — often white or grey plaster with timber-look accents. When proportions are right, it is timeless. When they are wrong, it can look bland, so composition matters.

Contemporary heritage

Modern forms combined with elements from the region's architecture: jaali screens, jharokas reinterpreted in metal or GRC, arches simplified into clean openings, and brick or stone textures. Stone and timber

Natural stone cladding with timber or timber-look panels gives warmth and a sense of permanence. Stone handles weather well; real timber needs careful selection and maintenance in humid, coastal conditions.

Screens and parametric facades

Perforated metal, GRC panels and patterned screens create depth and shadow, and can provide privacy and shading at the same time. They need careful detailing so they are easy to clean and do not trap dust and moisture.

Design for Karachi's climate first

Respect the sun

Large areas of glass facing west or south without shading turn rooms into ovens. Deep reveals, projecting frames, horizontal overhangs on south faces and vertical fins or screens on east and west faces make a facade both more attractive and more comfortable. See designing for Karachi's climate.

Choose materials for salt air and humidity

Near the coast especially, salt air attacks metals and some cladding systems. Prefer materials and fixings that resist corrosion, and specify window systems suited to coastal conditions — our comparison of uPVC and aluminium windows explains the trade-offs.

Detail for rain and dust

Monsoon rain carries dust down facades and leaves streaks. Drip edges, sloped sills, copings and well-placed rainwater pipes keep elevations clean. Textured finishes hide marks better than smooth white surfaces.

Practical elements of the facade

  • Boundary wall and gate. Often the most visible part of the house from the street — design them with the elevation, not as an afterthought.
  • Lighting. Concealed facade lighting highlights texture and depth at night; plan the cabling during construction.
  • Balconies and terraces. Make them deep enough to use and shaded enough to sit in.
  • Services. Plan locations for AC outdoor units, water tanks and solar panels so they do not spoil the elevation.
  • Regulations. Projections, balconies and boundary heights must comply with your authority's rules — check before you finalise.

Avoid these elevation mistakes

  • Copying a photo from another city or climate without considering orientation and materials
  • Too many materials and features competing on one facade
  • Unshaded glass facing west
  • Cladding without proper fixing details, which can fail in coastal conditions
  • Designing the elevation separately from the plan, which leads to windows in the wrong places and fake features
